AT THE STACK JOINT, WHERE THE VOLUMES SHIFT, SMALL VIEWING TERRACES AT THE CORNERS REINFORCE THE IDEA OF DISTINCT VERTICAL OFFICE ZONES, THAT COULD BE FURTHER REINFORCE BY INTRODUCING IDEAS OF MULTIPLE TENANT’S CONFIGURATION IN THE LOWER ZONES WHILE BECOMING MORE EXCLUSIVE IN THE HIGHER ZONES.

Architecturally it is defined by four stacked glass volumes shifted 9 degrees from each other. Each stack is about 42m in height and contains approximately 63,600m2 of office space. At the stack joint, where the volumes shift, small viewing terraces at the corners reinforce the idea of distinct vertical office zones, that could be further reinforce by introducing ideas of multiple tenant’s configuration in the lower zones while becoming more exclusive in the higher zones.

The typical floor area is 1846m2 of Gross and 1525m2 of net area with an 82% efficiency. The floor plan is open, flexible and easily adaptable to different tenant configurations or office types. The ground floor and the mezzanine levels are connected to levels 1 and 2 of the retail podium. Two banks of six elevators each serve the low and high zones. Two service/freight elevators and two sets of stairs provide the additional means of egress and safety required by code.

The High Performance Façade glass units are screened in perforated stainless steel exterior fins. In addition, a silver ceramic frit is applied on the outer glass lite, which in conjunction with the fins they could also reduce solar heat gain by 35%.

The ‘V’ shaped recessed spandrels represents 20% of the insulated façade, its shape reflects back direct sunlight. The recessed spandrels aims to reinforce the verticality of the exterior fins, which as in desert star 1 strengthens the character of the stacking volumes. We estimate that the sum of these strategies in conjunction with the HP glass units could reduce cooling loads by 20/30%.

THE ‘V’ SHAPED RECESSED SPANDRELS REPRESENTS 20% OF THE INSULATED FAÇADE, ITS SHAPE REFLECTS BACK DIRECT SUNLIGHT. THE RECESSED SPANDRELS AIMS TO REINFORCE THE VERTICALITY OF THE EXTERIOR FINS, WHICH AS IN DESERT STAR 1 STRENGTHENS THE CHARACTER OF THE STACKING VOLUMES.
